Water wicks in at the tank-to-foundation rim and goes to work on the floor plate from underneath. Nobody sees underside corrosion, so it runs unchecked between inspections and picks up speed with every rain cycle. By the time it surfaces, the floor plate can be thin enough to need a costly bottom replacement.
How BHI Coatings does tank base sealing and water-ingress prevention
We prepare the steel-to-concrete chime and seal it with a flexible cold-applied coating that moves with the joint instead of cracking, supported by the Belzona 3111 system. The inside rim gets reinforced where water ingress is what drives the underside attack. The job fits a routine inspection window, with no hot work at the tank base.
Typically applied with Belzona 3111, Belzona 5811, matched to the service conditions.
The rim is sealed against water ingress, the floor plate is protected from beneath, and the bottom replacement moves off the near-term plan.
